TITLE INSURANCE SERVICES
Title insurance protects both the homebuyer and lender in
real estate lending transactions. The Lender or Loan policy
protects the lender's interest in the property, should an issue
arise. The homebuyer is protected with the Owner's title
insurance policy; it protects the policy holder or their heirs
for as long as they hold an interest in the property. In New
York, a simultaneous issue charge - typically a lower fee - is
rendered for the Owner's Policy.
TYPES OF
RISK ELIMINATION
The search and examination determines whether the property
is insurable. As the title company, we will present all risk
concerns which may be evident. For example:

names or improper wording;

Outstanding judgments, mortgage or liens;

legal action against the property;

or improper notary acknowledgments.
Areas of concern are corrected prior to closing, whenever
